FAQs

Q: How long will our house take to sell?
A: This questions is not straight forward however there is a cycle in the market place which is true.   
    When a home first hits the market after 30 days everyone in the market at that point in time will
    have seen it whether via the newspaper, internet, signboards or friends etc. So if your property is
    priced and promoted correctly you should be receiving some strong interest within the first 3 weeks
    of your listing(offers are likely in this period also). So using this rule most properties should sell 
    within the first 42 days if positioned correctly against its competition.

Q: Why do some homes/properties take longer to sell than others?
A: Quite often there is nothing wrong with the home itself, what is happening here is the competition
    of other properties in the area are appealing more to the pool of buyers. When buyers shop for  
    homes they make a shopping list and they are quicker to exclude than are to include.
    Price is extremely important and before listing your home for sale it really  pays to talk to us first.
   So you will have a good idea of what the competition is doing and check how long the surrounding 
   homes have been on the market. If a property has been listed for over 3 months then it is not a true
   indication of price. If this was used as your guideline, it could cause your property to do the same.
   In our experience if a home has been on the market for over 3 months it is usually 10%-15% over
   priced.
