Management Rights and Rent Roll : End-of-Month Owner Payments: The Deadline That Catches Buyers At Settlement

​The real deadline isn’t settlement — it’s month-end

A buyer can “survive” a messy first week. They often can’t survive a messy first month-end.
If your trust setup isn’t complete by end-of-month:

• owner statements can’t be produced cleanly
  
• owner payouts may be delayed
  
• trust reconciliation becomes harder
  
• complaints escalate quickly (and reputational damage starts immediately)
  

Why this matters to sellers tooEven after settlement, if landlords experience payment delays or confusion, they blame the transition — and that reflects on:

• the buyer (obviously)
  
• the seller (who “chose” the buyer)
  
• and the broker/process (who ran the deal)
  

A clean transition protects everyone’s reputation.
The practical reality: rents don’t pauseTenants keep paying. Direct debits keep hitting. If you don’t have:

• a functioning trust account
  
• functioning ledgers
  
• a receipting workflow
  
• a reconciliation workflow
  …you’re playing catch-up with live money, which is the worst environment to fix systems.
  

Month-End Protection Plan (buyers)Within 7 days of settlement

• Confirm all rent receipts are landing in the correct ledger
  
• Confirm arrears/credits imported correctly from seller
  
• Confirm owner payout schedule (weekly/fortnightly/monthly)
  
• Confirm supplier bills / invoices are entered correctly
  
• Confirm your first owner statement will be accurate
  

By day 10–14

• Run a full reconciliation
  
• Run a test disbursement batch (or actual if schedule requires)
  

Month-End Protection Plan (sellers)

• Provide the buyer a clear “handover pack”: tenant balances, owner balances, arrears, credits, key supplier bills
  
• Provide final trust reconciliation and supporting reports
  
• Ensure tenants receive correct payment instructions from the settlement date
