What Are Management Rights?10/5/2026 Management rights can sound complicated at first. But the basic idea is simple. A management rights business usually involves two main responsibilities inside a strata or community title complex.
That means the manager is responsible for helping look after the shared areas of the property, such as gardens, pools, driveways, lifts, walkways, entry areas, and other common facilities. The letting side is different. That is where the manager works with individual owners who want their units rented to tenants or guests. These arrangements are generally between the manager and each owner. This is why management rights are not just a property business. They are a relationship business. A buyer is not only buying income. They are buying a role inside a community, a set of agreements, a relationship with the body corporate, and a responsibility to owners and residents. The key question is not just, "How much does it earn?" The better question is: what exactly am I responsible for, how secure is the agreement, how stable is the income, and does this business suit the way I want to operate? Management rights are easier to understand when you stop seeing them as one asset. They are a combination of business, agreement, property, workload, trust, and timing.
Takeaway: A good buyer does not just buy the profit. They understand the structure behind the profit.
