I will engage a professional management rights specialist trainer who provides Management Rights Handover and Settlement Training Assistance.
Sellerwill provide 14 days of onsite training and provide ongoing support.
We will implement a comprehensive 400 point checklist covering all of the necessary information required to effectively operate the complex after settlement.
l The Committee will be assured that I will be properly trained and have a thorough understanding of the caretaking responsibilities.
l Operational and Caretaking interpretations will be clarified for all stakeholders to allow for the continued effective operation of the complex.

What do you believe will be your main duties and responsibilities as on-site managers?
l Reside in The Residences on Gaskell Community Title Scheme and attend to the gardening, cleaning, and building maintenance of the building and common property and any improvement on the common property.
l Be in the office or available on the mobile during the working hours and be contactable for urgent issues 24/7.
l Monitor and report the occupiers, guests and any person’s compliance with the By-Laws to The Body Corporate
l Ensure that the buildings, common property and any improvements on the common property are kept in good order and repair.
l Report on anything that requires repair and on all matters creating a hazard or danger and take remedial action when practicable.
l Comply with and carry out all reasonable directions given by the Body Corporate.
l Engage contractors to perform duties and ensure the works are performed to specification in accordance with legislation.
l Ensure tasks are performed on time and within budget.
l Manicure lawns and gardens, prune trees and shrubs.
l Maintain and clean swimming pools on a daily basis.
l Account promptly and faithfully to the Body Corporate and to the unit owners.
l The management rights hand over training specialist can attend on site and go through all of the building infrastructure, caretaking responsibilities, general building maintenance and communication requirements for us.

Do you propose to sub-contract any of the caretaking duties?
No, we are going to undertake the caretaking duties almost by ourselves. However, we would like to hear some valuable feedback from the complex/building name’s committee first. One option is to keep the previous garden contractor for the first 3 months and I will learn how to do the gardening professionally in that period. And as far as I feel fully confident of operating the tasks by myself, I will have a further discussion with Committee regarding to the termination of gardening contract.
