House Rules
Silkstone Studio Accommodation
These House Rules form part of your Rooming Accommodation Agreement (Form R18). By signing your agreement, you agree to comply with these House Rules, which are designed to provide a safe, clean, secure and respectful living environment for all residents.
Every resident is responsible for understanding and following the full rules below, including rules relating to guests, shared facilities, rent payments, safety and resident conduct.

Respect for Others
Residents and their guests must respect the peace, privacy and comfort of all other residents.
Aggressive, abusive, threatening, intimidating or anti-social behaviour will not be tolerated.
Quiet Hours
Quiet hours are:
During these times, televisions, music, conversations and phone calls must be kept at a level that does not disturb other residents.
Guests
Guests are welcome between 8:00 am and 10:00 pm.
Overnight guests are not permitted without prior written approval from management.
Residents are responsible for the behaviour of their guests and any damage they cause.
Property and Safety
Smoking, Vaping and Drugs
Smoking and vaping are only permitted in designated outdoor areas.
Smoking inside the building is strictly prohibited.
Illegal drugs are strictly prohibited.
Alcohol
Alcohol must not be consumed in a manner that causes nuisance, excessive noise or disturbance to other residents.
Damage
Residents are responsible for any damage caused by themselves or their guests.
Any accidental damage must be reported immediately.
Keys and Security
Keep your studio locked whenever you leave.
Do not duplicate keys or provide access to unauthorised persons.
Lost keys must be reported immediately.
Replacement costs may apply.
Maintenance
Maintenance issues should be reported as soon as they are identified.
Residents must not carry out repairs themselves unless authorised by management.
Emergency maintenance must be reported immediately.
Parking
Parking is only permitted in designated areas.
Unregistered, abandoned or unauthorised vehicles may be removed.
Pets
Pets are not permitted unless approved in writing by management.
Approved assistance animals are exempt in accordance with applicable legislation.
Internet
Internet is provided for reasonable personal use.
Illegal downloading, excessive bandwidth usage or activities that affect other residents' internet access are prohibited.
Inspections
Routine inspections will be conducted in accordance with Queensland legislation and appropriate notice will be provided.
Payments and Compliance
Rent Payments
Rent must be paid in advance and received on or before the due date specified in your Rooming Accommodation Agreement.
Residents must choose one of the following payment methods:
Option 1 – Automatic Bank Transfer
No additional fee.

Please use your Studio Number and Surname as the payment reference.
Option 2 – Ezidebit Direct Debit
Management can arrange automatic rent collection through Ezidebit.
A 99¢ processing fee per successful debit will apply.
Residents are responsible for ensuring sufficient funds are available on the rent due date.
If rent is received late on more than one occasion, or repeated reminders are required, management may require the resident to enrol in the Ezidebit Direct Debit system for all future rent payments to minimise missed or late payments.
Failure to pay rent by the due date may result in action being taken under the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) , including the issue of the appropriate breach notices where applicable.
Breach of House Rules
Failure to comply with these House Rules may result in a Notice to Remedy Breach and, where permitted under Queensland legislation, further action, including termination of the Rooming Accommodation Agreement.
